For the second installment of our “Innovation By Cortland” series, we’re focusing on one of the smallest details of all, but one that can have a big impact on our residents’ lives: common apartment pests. Through the application of proactive pest management programs in our communities, we’re better able to keep bugs at bay.
Because Cortland is vertically integrated and an owner/operator at all of our communities, we’re constantly searching for ways to improve our resident experience and the multifamily housing industry as a whole. Pest management was one of the areas where we realized we could do better. In the past few years, we’ve developed internal pest management programs that have allowed us to cut out the middlemen and handle services on our own. And in turn, this has given us an advantage over other apartment companies when it comes to keeping residents happy and bug-free.
Because of the way Cortland operates in the market, we’re able to do things differently from other companies. And pest management is a field that’s always changing, so by bringing these programs in-house, we’re better equipped to adapt to changes and continue providing great service.
Our programs utilize Integrated Pest Management methodologies, which is a step-by-step guide for how to complete pest services in an appropriate and professional way. Our technicians are taught not only how to properly use pest management products when necessary, but also how to proactively prevent pests from entering homes in the first place. By understanding each community’s unique pest concerns based on its environment, our teams are better able to treat communities as a whole and reduce the number of problems residents face from nuisance pests like spiders, ants, and roaches. Maintaining a pest-free environment is an important part of helping our residents live better every day.
By utilizing in-house pest management programs, we’re able to provide our residents with faster, higher quality service when pest concerns arise. Working with an outside vendor meant we had to rely on their timeline, and residents with pest issues would have to wait a week or more for service. But that’s not the living experience we aim to create. Now that we provide pest control ourselves, many of our communities are held to our 48-Hour Service Completion Guarantee for pest problems — meaning we’ll take care of errant bugs within 48 hours, or our residents live rent-free until we do.
